California side of Lake Tahoe

Second-home loans in Kings Beach, California

Tahoe second-home loans

Kings Beach is the North Shore's most attainable entry point — a real beach town with a grid of cabins and cottages behind the sand, lakeview homes climbing toward Brockway, and a state line five minutes east. For Bay Area buyers priced out of Tahoe City lakefronts, Kings Beach is often where the second-home math starts working.

I'm Kevin Darmody with C2 Financial. I know this market street by street, shop multiple wholesale lenders, and keep you with one point of contact from application to keys.

Where Kings Beach buyers need a plan

Older cabins, honest appraisals.

A lot of the grid is 1940s–60s cabins — small, updated in stages, sometimes with unpermitted touches. Loans get done on these homes every week, but the appraisal and any condition items have to be handled by a lender who works the North Shore, not one reading a map.

The rental question is bigger here.

Kings Beach has strong visitor demand, and Placer County's short-term rental permit program governs what's allowed. If you'll rent part-time, we decide the structure before the purchase: second-home loan (no rental income counted, the home stays primarily yours) or investment/DSCR (rent counts, different down payment and reserves). Mixing the two up is the most common Kings Beach financing mistake.

Insurance and carrying costs.

Fire-severity zoning affects the whole North Shore — some standard carriers won't write here, and FAIR Plan plus supplemental coverage can change your monthly number meaningfully. Condo and HOA dues in the area's complexes belong in the same early calculation.

Borders don't matter to the loan — licensing does.

Kings Beach is California, and I'm licensed in California. (My office is across the line in Incline Village, but I lend on California properties only.)
