Olympic Valley — home of Palisades Tahoe — is a condo market first and a house market second, and that makes its financing different from everywhere else at the lake. The Everline and Village properties, resort-managed units, and a small stock of single-family homes each raise different lending questions, and the answers decide whether your purchase closes smoothly or dies in underwriting.
I'm Kevin Darmody with C2 Financial. Resort-condo financing is a specialty of mine precisely because it's where buyers get surprised. I shop multiple wholesale lenders and keep you with one contact throughout.
Olympic Valley's three financing traps
1. Warrantability.
Lenders classify condo projects, and resort projects — especially ones with hotel-style rental programs, front desks, or a single owner holding many units — can be "non-warrantable" for standard loans. That doesn't mean unlendable; it means the loan has to go to the right lender with the right program, sometimes with a larger down payment. I check the specific project before you're in contract.
2. The management-agreement rule.
A second-home loan requires the home to be yours, for your use. If the unit must sit in the resort's rental management program — where the operator controls occupancy — it doesn't qualify as a second home, whatever the listing calls it. Those purchases structure as investment loans instead. Knowing which one you're buying changes everything about the terms, so we settle it first.
3. HOA weight.
Olympic Valley HOA dues are substantial, and they count in your qualifying ratios and your real monthly cost. Add fire insurance — the valley is high fire-severity terrain, and some carriers decline — and the gap between the listing price and the true monthly number is the widest at the lake.
Single-family homes in the valley and along Squaw Creek are fewer, pricier, and usually jumbo files — handled the same way: reserves and documentation set up before you compete.
Rentals.
Placer County's short-term rental permit program covers Olympic Valley. If a unit's rental income is part of your plan, we verify permit status and structure the loan as investment from day one.
